Chain-Free
A property sale where there is no chain of dependent transactions, meaning the sale can proceed without waiting for other buyers or sellers.
Commonhold
An alternative to leasehold for flats and shared buildings, where owners collectively manage the common parts through a commonhold association.
Completion Day
The final day of a property transaction when ownership legally transfers from seller to buyer and the purchase price is paid in full.

EPC (Energy Performance Certificate)
A document that rates the energy efficiency of a property from A (most efficient) to G (least efficient). Required by law when selling or letting in England and Wales.
Equity Release
A way for homeowners aged 55+ to access the wealth tied up in their property without having to move, through lifetime mortgages or home reversion plans.
Exchange of Contracts
The point in a property transaction when buyer and seller become legally committed to the sale. Neither party can withdraw without financial penalty.

Flying Freehold
A section of a freehold property that extends over or under a neighbouring property, creating unique legal and practical challenges for ownership, mortgages and maintenance.
Freehold
The most complete form of property ownership in England and Wales, where the owner holds both the building and the land it stands on indefinitely.

Gazumping
When a seller accepts a higher offer from a new buyer after already agreeing to sell to someone else, but before exchange of contracts.
Gazundering
When a buyer reduces their agreed offer price shortly before exchange of contracts, putting the seller under pressure to accept a lower sum or lose the sale.
Ground Rent
An annual charge paid by leasehold property owners to the freeholder for the use of the land on which the property is built.

A "no-fault" eviction notice that allows landlords in England to end an assured shorthold tenancy without giving a reason. Subject to reform under the Renters' Rights Bill.
Shared Ownership
