Evidence to prepare

  • Passport
  • e-Certificate of Title or title deed
  • Personal photo
  • UAE ID/residence permit if any
  • Bank letter showing AED 2,000,000 paid amount if mortgaged
  • Property status statement or valuation certificate where requested
Warning: If property is mortgaged, do not use gross purchase price alone; DLD can require a bank letter confirming paid amount.

This is a self-check tool, not an official approval. PropertyWiki does not represent any UAE authority and never recommends a paid consultant as a substitute for official authority approval.

This is not legal advice and not an official UAE government decision. It is a route-matching tool built from published authority criteria.

How to use this checker

Start with the route you believe applies. If you are unsure, choose “Not sure” and answer the property, salary and professional questions. The checker will return a route fit, evidence list and warning flags. A green result means the facts appear to match a published route. It does not mean your visa is approved.

The three highest-confidence routes

RouteHigh-confidence inputMain risk flag
Dubai real estate investorDubai property value and paid amount evidence of at least AED 2,000,000Mortgage or joint ownership evidence may be insufficient if paid share is below threshold.
Abu Dhabi real estate investorInvestor capital or paid off-plan amount of at least AED 2,000,000Outstanding mortgage cannot reduce investor capital below AED 2,000,000.
Skilled professionalAED 30,000 monthly salary, UAE employment, Level 1/2 skill classification, degreeSalary alone is not enough if classification, degree or licence evidence is missing.

When the checker will return “borderline”

Borderline results occur when the headline threshold is met but the evidence is unclear: a property is worth AED 2,000,000 but the paid amount is below AED 2,000,000; a joint property has a total value over AED 2,000,000 but the applicant's share is lower; an off-plan unit has a reservation agreement but no authority-recognised payment certificate; a professional earns AED 30,000 but does not have a documented MOHRE skill level or attested degree.

Frequently Asked Questions

No. It is a self-assessment tool based on published authority criteria. Final approval is always made by the relevant UAE authority such as ICP, GDRFA Dubai, DLD, TAMM or ADRO.

The fastest route depends on evidence quality. A Dubai property investor with clear title and AED 2,000,000 qualifying value may have a simpler evidence path than a nominee-based exceptional talent application. A skilled professional with salary, skill classification, degree and licence evidence may also be straightforward.

It can, but the authority usually looks at paid amount or investor capital rather than headline property price alone. Dubai DLD refers to a bank letter showing AED 2,000,000 paid amount. Abu Dhabi ADRO says investor capital must be at least AED 2,000,000 outside mortgage.

Abu Dhabi ADRO explicitly lists off-plan evidence where the applicant has an approved developer purchase agreement and proof of at least AED 2,000,000 paid to the developer. Dubai applicants should verify current DLD/GDRFA acceptance and required evidence before relying on off-plan payments.

Potentially. Specialist routes typically require UAE employment, an eligible professional category or MOHRE skill level, a bachelor’s degree or equivalent, relevant licence where required, and salary evidence. Abu Dhabi specialist guidance lists a minimum monthly salary of AED 30,000.
