For Jamabandi/Fard, the portal states that digital RoR is available from 2002 and provides Fard-related services. For ownership, start with View Jamabandi and search by owner name or by land identifiers such as Khewat, Khasra or Khatouni. Then cross-check View Mutation and View Registered Deed for transaction history.

For encumbrance, do not treat Jamabandi alone as an encumbrance certificate. Punjab RCMS separately provides an online application route for a Non-Encumbrance Certificate. Use RCMS or the relevant revenue/sub-registrar process where the transaction requires a formal certificate.

• District or tehsil does not load: refresh the portal and reselect the district first; dependent dropdowns load only after the previous field is chosen.
• Record not found: try a different official search mode. A misspelled owner name may fail, while Khasra/Khewat/Khatouni may work.
• Wrong Jamabandi year: switch between Current and Previous period and confirm the village/year combination.
• Captcha rejected: reload the captcha and enter it exactly as displayed.
