MP Bhulekh: How to Check Madhya Pradesh Land Records Online

MP Bhulekh is the Madhya Pradesh land-record portal for Khasra, Khatauni/Khatoni, Adhikar Abhilekh/RoR, maps and certified copies where the portal/app supports them. Registration and encumbrance checks should be verified through MPIGR/SAMPADA or the Sub-Registrar.

MP Bhulekh is the digital land-record system for Madhya Pradesh, operated by the Commissioner of Land Records under the Department of Revenue, Government of Madhya Pradesh. A Khasra is the survey parcel unit; a Khatauni groups all Khasras held by the same landholder in a village; and the Adhikar Abhilekh is the rights-of-record document showing ownership, occupancy type and encumbrance notes maintained in the revenue system. Property registration and formal encumbrance history are maintained separately through MPIGR/SAMPADA at mpigr.gov.in.

Open the official portal at mpbhulekh.gov.in using a modern browser with JavaScript enabled. From the homepage, choose the type of record you need — Khasra, Khatauni, Adhikar Abhilekh or Public User Search depending on the service. Select your District from the drop-down, then choose the Tehsil and then the Village (Gram). Once the village is selected, the system lets you search by owner name, Khasra number or Khata number. Enter the details as they appear in any previous land document and submit. The result will display the land record associated with that Khasra or Khata. For land maps, use the Bhu-Naksha link or the dedicated Bhu-Naksha portal — it is linked from MP Bhulekh but operates as a separate interface. For certified copies, look for the Certified Copy / Praman Patra workflow on the portal, which may require login and a nominal fee as guided by the system.

MP Bhulekh provides informational Khasra and Khatauni outputs that can be saved or printed from the official result page. For legal or transactional use — such as obtaining a bank loan against land or resolving a dispute — a certified copy (Praman Patra) is required. The certified-copy workflow on mpbhulekh.gov.in may require user registration, a nominal processing fee and a payment receipt. Keep the reference or receipt number from any fee payment until you receive the document. The Bhu-Abhilekh mobile app published by MPCLR also allows checking land records on Android. Do not rely on screenshots from unofficial apps or websites for formal verification. The Khasra and Adhikar Abhilekh on MP Bhulekh show the revenue-record holder — the person or entity recognised in the government land register. They also note the type of right (Bhumiswami, occupancy, government land etc.) and any revenue-level annotations. However, these records do not automatically reflect registered sale deeds, mortgages or releases unless a mutation has been processed. To verify registered transactions and encumbrances, use MPIGR/SAMPADA at mpigr.gov.in or visit the Sub-Registrar Office for the relevant area. A due-diligence check for a property purchase should include both the current MP Bhulekh Khasra/Adhikar Abhilekh (revenue record) and a registered document search or certified EC from MPIGR (registration record). If the Khasra shows a different holder from the seller, check whether a mutation (Namantraran/Dakhil Kharij) has been applied.

The most common issue is a village-name mismatch — administrative village names (Gram) on MP Bhulekh sometimes differ from the postal address or colloquial name. If a search returns no result, try selecting from the village drop-down rather than typing. Spelling variations in owner names across transliterated records can cause missed results; search by Khasra or Khata number instead of name when possible. If the portal returns a session timeout or slow load, reload and start the location selection again — the portal does not always retain the district/tehsil/village between sessions. Pending mutations mean the old holder may still appear in the Khasra even after a sale; check mutation status in the portal if available.
