Jharbhoomi Jharkhand: How to Check Khata, Khesra, Register-II and Bhu-Naksha Online

Jharbhoomi is Jharkhand's official portal for Apna Khata, Register-II, Panji-II Khesra-wise, Khesra details, application status and Bhu-Naksha links.

Jharbhoomi is Jharkhand's official digital land-record portal, developed with NIC and operated by the Department of Revenue, Registration and Land Reforms, Government of Jharkhand. It is accessible at jharbhoomi.jharkhand.gov.in and provides public access to Khatiyan (account-level records), Register-II (Panji-II), Khesra-wise details, application status and links to Bhu-Naksha (GIS land maps). In Jharkhand revenue terminology, a Khata is the account grouping all Khesra (plot/parcel) entries held by the same raiyat (landholder) in a Mauza (revenue village). Register-II (also written Panji-II) is a separate register recording rights of Raiyats in each Halka (revenue circle). Khesra is the individual parcel unit with its survey number, area and classification. For registration-related records — sale deeds, mortgages and Encumbrance Certificates — Jharkhand uses the Jharnibandhan portal at jharnibandhan.gov.in, operated under NGDRS.

Open the official portal at jharbhoomi.jharkhand.gov.in. On the homepage, select the service you need: Apna Khata (for Khatiyan/account search), Register-II, Panji-II Khesra-wise or application status. After selecting the service, choose your District from the drop-down menu, then Circle (Anchal), then Halka and then Mauza (revenue village). Once the Mauza is selected, enter the Khata number or Khesra number — or in some services, the raiyat name — and complete the captcha verification. Click the search button to view the record. The Khatiyan view shows all Khesras under that account with holder name, area, classification and type of right. For Bhu-Naksha (GIS maps), use the separate Jharbhu-Naksha portal at jharbhunaksha.jharkhand.gov.in, which is linked from the Jharbhoomi homepage but operates as an independent map viewer.

Once a Khatiyan or Register-II entry is displayed on jharbhoomi.jharkhand.gov.in, the portal provides a print or download option from the result page. Use only the official result-page output — avoid screenshots from unofficial sources or third-party aggregator apps for formal purposes. The online Khatiyan copy is informational; for certified copies required in legal transactions, court proceedings or bank loans, visit the Circle office or the Tehsil/Tahasil office to obtain a certified Khatiyan copy through the official revenue process. Application status for mutation or other pending processes can also be tracked through the Jharbhoomi portal — note the application reference number at the time of filing. For registration-related certified copies, use Jharnibandhan at jharnibandhan.gov.in or visit the concerned Sub-Registrar Office.

The Khatiyan and Register-II records on Jharbhoomi show the revenue-record holder — the raiyat recognised in the Jharkhand revenue system — along with the Khesra details, right type (Raiyati, Gair Mazarua, Government etc.) and any revenue-level annotations. These records reflect the position in the revenue register and may not immediately reflect a recent sale or inheritance until a mutation (Dakhil Kharij) has been formally processed. To check registered sales, mortgages and other transactional encumbrances in the registration system, use Jharnibandhan at jharnibandhan.gov.in or approach the Sub-Registrar Office for the relevant area and obtain a certified EC. A standard pre-purchase due-diligence in Jharkhand should include the current Khatiyan from Jharbhoomi (revenue record), a mutation status check and a registered document search or EC from Jharnibandhan/Sub-Registrar.

Mauza names in Jharkhand can differ significantly from the colloquial village name used in daily speech; always confirm the revenue Mauza name from an existing Khatiyan or property document before searching. If the search returns no record, verify the Circle (Anchal) and Halka — the same village may fall under a different Circle from what is expected based on postal boundaries. Captcha errors are common on all government portals; simply refresh and retry. If the Khatiyan shows an older holder's name, check whether a mutation is pending after a recent sale or inheritance by checking the application status on the portal. For Khesra-level discrepancies between the Khatiyan area and the physical boundary, contact the local Revenue Inspector or Circle office — boundary corrections require a formal survey. Jharbhunaksha GIS maps require a modern browser with JavaScript; older or restricted browsers may not render the map interface.

5. View the record

Review the Khatiyan or Register-II output — check holder name, Khesra numbers, area and right type against your existing documents.
