IGR Maharashtra Guide: e-Search, Free Search, ePraman and Property Registration Online

IGR Maharashtra is the official portal of the Department of Registration and Stamps, Government of Maharashtra. It is used for registration-department services such as property transaction search, digitally certified copies and online registration workflows. It is not the primary portal for 7/12 extracts or property cards.

1. Open the official IGR Maharashtra portal — Go to https://igrmaharashtra.gov.in/ and use official service links such as e-Search, Free Search, Paid Process, ePraman or eRegistration as shown on the Department of Registration and Stamps portal.

2. Choose the correct service — Use e-Search or Free Search for property-registration transaction search. Use ePraman or paid/certified copy workflow for digitally certified copies where the official portal offers it. Use eRegistration for online registration services such as leave and licence where applicable.

3. Search property registration details — The official eSearch user-manual snippet instructs users to select registration type, district, SRO, year, enter document number, and click search for document-number based search.

4. Use property-wise or document-number search — The official e-Search description says users can search transactions property-details wise or document-number wise. The official eSearch user-guide snippet also says login is required to search property transaction data, so create/use a login if the portal asks for it.

5. Review the search result before relying on it — The official Free Search page warns that registration data is updated in real time and users should check just before transactions to prevent frauds. Re-run searches close to signing or payment dates.

6. Request certified output only through official paid/certified flow — For digitally certified copies, use the official ePraman/paid process route. Do not treat a free search result or 'Only for View Purpose' page as a certified copy.

7. Use SARATHI or official grievance routes for issues — For service issues, use official IGR grievance redressal or the SARATHI call center details shown by the department.

1. Use eSearch/Free Search to find the transaction or document details.
2. For a digitally certified copy, move to the official ePraman or paid process route rather than saving a view-only page.
3. Complete payment/application steps only inside the official IGR Maharashtra portal.
4. Download the certified copy after the official workflow makes it available.
5. Recheck free-search results close to the transaction date because official text says registration data updates in real time.

Use e-Search to trace registered sale, mortgage, release and other transactions recorded against the property. For a buyer, compare eSearch results with certified copies, Index II/registered documents, mutation records, municipal/revenue records and bank/litigation due diligence. A search result is not a substitute for a lawyer’s title report.
