Property buyers, landowners, legal heirs and lenders use it to view Jamabandi Nakal, identify Khata and Khasra details, check mutation status and move to related services such as Bhu Naksha and Girdawari. The most important caution is that Apna Khata's online display is not a substitute for a certified title investigation: the portal itself says the displayed Jamabandi information is for general information and should not be used as a certified or authorised copy in a court or office.

Open the official site and select जमाबंदी नकल. The tested UI opens a page titled जमाबंदी / नामांतरण प्रतिलिपि and first asks for जिला. Select the district where the land is situated, then follow the live tehsil and village selectors. Once the village record screen appears, use the identifiers shown by the portal: Khata number, Khasra number or khatedar/owner details where available. Submit the form and review the Jamabandi/Nakal details carefully. Match the village, tehsil, khata, khasra and khatedar names with your sale deed or family record before relying on the output.

After the Jamabandi/Nakal appears, use any print/download control visible on the record page. If no separate button is visible, use the browser's Print or Save as PDF function. The official home page states that copies are available free on the public portal, but the same official disclaimer says the information is for general information only and is not a certified or authorised copy.
