Studios here start from around AED 260,000, and 1-bedrooms from AED 380,000. The community is green, well-maintained, and right next to Ibn Battuta Mall for shopping, dining, and entertainment. For commuters heading to Media City, Internet City, or JLT, the Metro ride is just a few stops.
Rental yields average 7-9%, which is excellent for a Metro-accessible community. The proximity to Expo City Dubai has also brought new commercial and retail developments to the broader area.
Al Furjan
Nearest station: Discovery Gardens Station, Ibn Battuta Station (Red Line), Route 2020 stations
Al Furjan has benefited enormously from the Route 2020 Metro extension. What was once a car-dependent suburb now has proper Metro connectivity, and property values have responded accordingly.
One-bedroom apartments range from AED 600,000 to AED 850,000, which puts it at the higher end of "affordable" but still well under the price of central Dubai communities. The area offers a mix of apartments and townhouses, with Al Furjan Pavilion providing essential services.
What makes Al Furjan attractive is its position between Jebel Ali and the main Dubai strip. Workers in either direction can use the Metro, making it a practical choice for a wide range of tenants.
Al Nahda
Nearest station: Stadium Metro Station (Red Line)
Al Nahda sits on the Dubai-Sharjah border and is served by Stadium Metro Station. It's a bustling, urban neighbourhood that appeals to budget-conscious tenants who want easy access to both Deira and Sharjah.
Studios range from AED 300,000 to AED 400,000, and 1-bedrooms from AED 420,000 to AED 500,000. The area is packed with amenities — supermarkets, restaurants, clinics, and parks are all within walking distance.
The Stadium station connects to the Red Line, giving residents quick access to BurJuman, DIFC, and the rest of the city centre. This makes Al Nahda particularly popular with workers in the Deira and Bur Dubai areas.
Al Qusais

Al Qusais is an established residential area on the Green Line, offering some of the cheapest property in Metro-accessible Dubai. It's predominantly a leasehold area, but select freehold buildings do exist.
Prices for apartments in the freehold buildings start from around AED 350,000 for studios and AED 450,000 for 1-bedrooms. The Green Line provides direct access to Healthcare City, Creek, and connecting services to the Red Line at BurJuman and Union stations.
Al Qusais is a no-frills kind of neighbourhood. It won't win any awards for glamour, but it's practical, affordable, and well-connected — which is exactly what many tenants are looking for.
JVC & JVT (Via Tram/Bus Links)
Nearest station: No direct Metro station, but connected via bus feeders to DMCC and Ibn Battuta stations
Strictly speaking, JVC and JVT don't have their own Metro stations yet. But they're well-connected through RTA bus routes to nearby Metro stations, and there are plans for future Metro expansion into the area.
JVC studios start from AED 380,000, and 1-beds from AED 550,000. Despite the indirect Metro access, JVC remains one of Dubai's most popular rental areas due to its central location and wide range of amenities. Most tenants here have cars, but the bus links provide a viable alternative.
Dubai Silicon Oasis (Green Line)
Nearest station: Reached via bus links to the Green Line, with future Blue Line planned
DSO currently connects to the broader Metro network through bus feeders, but the proposed Blue Line extension would give it direct Metro access in the future. Studios start from AED 350,000, and 1-beds from AED 450,000.
Even without direct Metro, DSO benefits from its self-contained nature — most residents work, shop, and dine within the community. The free zone status creates a reliable tenant pool, and yields average 7-8%.
